Dry utility Development

What is Dry Utility Development Management?

  

It is a specialty development service during which we facilitate new utility services and upgrades for new and existing developments.  We assist with the management of the design, engineering, your pre-requisite construction, and the utility company construction. With you, we assist and manage the entire process with electric, gas, cable, telecom companies, internet service providers, as well as mail and package services. 

Which types of Dry Utility Services do we offer?

  

Coordination of Initial Evaluation/Cost Estimates, Subsurface Utility Engineering/Designating, Dry Utility Planning/Design/Coordination as well as Water and Sewer Agreements, “Will Serve” letters, Demolition Disconnects & Relocations, Conduit Plan Design, Easement Coordination, Maintenance Agreements, Temporary and Permanent Power, Conveyances, Bills of Sale, Construction Administration.

Why is this needed? Why is it not done by the Engineers and Architects of record as part of their

  

Simply put, it is usually possible to get a building permit without addressing these items and the ‘standard procedure’ is to defer the design and construction coordination to the utility and the contractors after making ‘standard’ provisions or utilizing existing services.  As development has shifted to infill and re-development, lenders and investors have had negative results from not addressing these items up front. Addressing variable and at time subjective utility company requirements, even if absurd, will be more time consuming, costly and may dramatically impact a buildings marketability if done after the fact.

Which Utility Companies do we work with?

  

Electric, Gas, Cable, Fiber, USPS, Wireless Carriers – in collaboration with your project Engineer, Architects and designers. We also can manage wet utilities as part of this process: water, sewer and drainage.
